Canalside Homes for Sale in the Midlands (4 March 2023)
A new Canalside Homes List - and I trained as a Lock Keeper yesterday!

Welcome to the latest Canalside Homes list. I have added a handful of lovely properties this week, but it's still quite quiet out there. I was busy on Friday at Atherstone training as a Volunteer Lock Keeper (known as a VLK). It was a very enjoyable morning, even though the locks were quiet due to local stoppages - but we did manage to help three boats through the locks. I'm now looking forward to my assessment in a few weeks' time!
Finally, if you view any of the properties below and meet the owners, please do mention me. In almost every case I won't get any commission as I'm not the estate agent, but it gives me a warm fuzzy feeling to be credited!
Today's List
£2,350,000, Bucket Lock Cottage, Yarningale Lane, Claverdon, Warwickshire, CV35 8HW. This has been on the market before, and I don't know the history of the previous sale attempt, but I know that the present owners bought it in 2014 for £1,190,000. It is a huge and luxurous house with equestrian facilities, a tennis court, and best of all, an attached barrel roof lock cottage on the Stratford Upon Avon canal which is run as a holiday let. The property has a long frontage to the towpath. (Heenay Joshi).

£2,000,000, River Cottage, Tiddington Road, Stratford Upon Avon, Warwickshire, CV37 7AE. A five bedroom detached house on the River Avon with mooring and fishing rights included. (Vaughan Reynolds).

£1,000,000, The White House, Canal Lane, Hatton, Warwickshire, CV35 7JL. A beautiful period six bedroom house with planning permission to extend. It overlooks the Hatton Locks flight on the Grand Union Canal. (Kingsman).

£945,000, The Queens Head, Oswestry, Shropshire, SY11 4EB. A freehold public house beside the Montgomery Canal. The elevated position gives the conservatory great views down over the car park towards the canal. (Sidney Phillips).

£925,000, Barlaston Boatyard, Barlaston, Staffordshire. The property is a detached Victorian cottage, with private dock for two narrowboats and further mooring space to the front, on the offside edge of the Trent and Mersey Canal. It has great potential for a home based business or for a detached annexe. It's presented in comfortable living condition but has easy scope for redecoration and modernisation. The Boatyard is still on the market through no fault of its own. The last buyer has been unable to sell their property, and would still love to buy The Boatyard if only they could get things moving on their own sale. (Sheridan Parsons eXp).

£850,000, The Granary, Fisherwick Road, Lichfield, WS14 9JJ, large attached barn conversion, on the towpath side of the Coventry Canal. You’d need to visit to see whether you can see the canal from the house. (Downes and Daughters).

£800,000, Hitherside, Dickens Heath, Solihull. Direct access to the towpath of the Stratford upon Avon Canal.

£795,000, Broadacres Close, Stourton, Staffordshire, DY7 5BW. One of two new build bungalows currently under construction. According to the agent it backs onto the Staffordshire & Worcestershire Canal. (The Lee Shaw Partnership).

£775,000, King Richard's Wharf, Station Road, Market Bosworth, Leicestershire, CV13 0PG. This is an example of one of the houses on this development. Looking at the site plan, there are a number of plots here which either back onto or face the Ashby de la Zouch Canal, all within a few steps of Bosworth Marina. Unfortunately they don't specify which plot each advertisement refers to. (Fox Sales and Lettings).

£770,000, Here's another at King Richard's Wharf, Station Road, Market Bosworth, Leicestershire, CV13 0PG. (Fox Sales and Lettings).

£650,000, 27 Stourton Crescent, Stourbridge, West Midlands, DY7 6RR. Four bedroom detached house backing onto the offside of the Stourbridge Canal. Looks like there could be good mooring potential if it weren't for the trees which may stop you from getting close to the bank. (The Avenue).

£500,000, New Wharf, Tardebigge, Bromsgrove, Worcestershire, B60 1NF. Terraced house with views over the Worcester and Birmingham Canal. I'm pretty sure that the one for sale is New Wharf House, a mid terrace property, rather than the end terrace one abutting the canal. Let me know if you find out! (Robert Oulsnam).

£435,000 5 Warehouse Cottages, Wolseley Bridge, Little Haywood, ST17 0XJ, Victorian detached cottage with garden directly adjoining the offside edge of the Trent and Mersey Canal. It looks as if there is good potential for a short mooring.  (John German).

£425,000 17 Highgrove, Stone, Staffordshire, ST15 8XN, detached C21 house set at the end of a cul-de-sac, with no passing traffic, excellent views to the front over the Trent and Mersey Canal, trees and hedgerows. It is on the offside, but there is a footpath along this side along the canal, as well as the towpath on the opposite bank. (James Du Pavey).

£400,000 52 Woodend Road, Walsall, WS5 3BG, C20 semi-detached house backing onto the offside of the Rushall Canal. It is separated from the canal by a narrow strip, but it is worth pursuing the possibility of mooring here. (Century 21).

£399,995, King Richard's Wharf, Station Road, Market Bosworth, Leicestershire, CV13 0PG. This is an example of one of the 'Ford' type houses on this development. It looks as if three Fords back onto the Ashby Canal. The site is within a few steps of Bosworth Marina. Unfortunately they don't specify which plot each advertisement refers to. (Fox Sales and Lettings).

£399,995, 7 Chase Road, Ambergate, Belper. There is a field between the house and the Cromford Canal, but the views are so fabulous that this one has sneaked into the list. (Grant's).

£375,000. Chatsworth Avenue, Great Barr, Birmingham, B43 6QL. A four bedroom mid terrace house backing onto the offside edge of the Tame Valley Canal, but separated from the canal by a strip of land. This is probably CRT owned so there may be potential for a ground lease to bridge the gap. (Acres).

£375,000, King Richard's Wharf, Station Road, Market Bosworth, Leicestershire, CV13 0PG. This is an example of one of the 'Worsley' type houses on this development. It looks as if two Worsleys back onto the Ashby Canal. The site is within a few steps of Bosworth Marina. Unfortunately they don't specify which plot each advertisement refers to. £370,000 112 Chesterfield Road, Lichfield, WS14 0AA, whilst this is no longer canalside, and the restoration of the Lichfield Canal will follow a different route entirely, I wanted to include this one as it is steeped in canal history. (C Residential).

£365,000, Eastley Crescent, Warwick, Warwickshire, CV34. 3 bedroom semi with rear access to the towpath of the Grand Union Canal. (R A Bennett).

£352,500, King Richard's Wharf, Station Road, Market Bosworth, Leicestershire, CV13 0PG. This is an example of one of the 'Cole' type two bed bungalows on this development. It looks as if two Coles back onto the Ashby Canal. The site is within a few steps of Bosworth Marina. Unfortunately they don't specify which plot each advertisement refers to. (Fox Sales and Lettings).

£350,000, Carradale, 29 Salop Road, Welshpool, Powys, SY21 7EF. The agent states that there are mooring rights on the Montgomery Canal, however this part of the canal is not yet joined to the network. (M0rris Marshall and Poole).

£350,000, 41 Lathe Way, Erdington, B24 0SD, detached C21 house facing the Birmingham and Fazeley Canal. The area is semi-industrial but the outlook over the canal is surprisingly green. Google incorrectly calls the road Cincinnati Drive, and I have submitted a report. (Acres).

(Paul Carr).

£350,000, 19 Grosvenor Close, Glen Parva. Three bedroom semi on the offside edge of the Grand Union Leicester Line. The garden abutts the canal bank so it's worth investigating the possibility of an offside edge mooring here! (haart).

£350,000 10 Bridgewater Road, Burton-on-Trent, Staffordshire, DE14 2GD, detached C21 house with the side of the garden adjoining the offside of the Trent and Mersey Canal. There is a small strip of land between the garden and the canal, and the canal narrows a bit here, but there may still be some potential for a mooring subject to CRT approval. If not, Shobnall Marina is a short walk away. (Your Move). I thought this house looked lovely from the outside, and it's in a very pleasant cul-de-sac. The only negative is that there's just a bit of road noise here from the A38.

£349,995, The Moorings, Moors Lane, Houlton, Rugby, plot number not given. A three or four bedroom house with views over the Oxford Canal. (Carter and King).

£345,000, 53 Bridge Street, Warwick, CV34 5PD. Semi detached house backing onto the Grand Union Canal (although it looks as if part of the garden may be adverse possession). (Complete Estate Agents).

£340,000 55 Dyott Avenue, Whittington, Lichfield, semi-detached C20 house in a well-regarded village, backing onto the offside bank of the Coventry Canal. I imagine that the proximity to a small bridge will preclude a mooring, however the position is ideal for soaking up the view and as a launch point for paddlers. (Downes and Daughters).

£340,000 Maybridge, Old Kingsbury Road, Minworth, B76 9AE, link-detached C20 house (looks easy to separate STPP) with a garden backing onto the towpath of the Birmingham and Fazeley Canal. Your solicitor would need to check the Land Registry regarding the edges of the garden, which may or may not have full title. (Paul Carr).

£330,000. Bridge Street, Warwick. Three bedroom semi-detached backing onto the Grand Union Canal on the towpath side.

£325,000, 96 Grove Road, Ansty, CV7 9JE. Three bedroom bungalow with outlook to the front across a culdesac to the Coventry Canal. Rather close to the motorway, sadly. (Suzanne Regan).

£300,000, 70-74 Brades Road, Oldbury, West Midlands, B69 2EP. Freehold development site with plans drawn but not yet apporved, for four houses, backing onto the Old Main Line Birmingham canal. (Bond Wolfe).

£300,000 Land at 1 Doris Croft, Dog Lane, Tamworth Road, Amington, B77 4AH, with planning for two houses, one of which will back on to the Coventry Canal offside edge. The land is separated from the canal bank by a narrow strip, probably CRT owned, so it may be worth discussing the possibility of a mooring. The original Edwardian house is available separately at £325k but this will lose its canalside garden if the building plot to the rear is developed. (Mark Evans).

£295,000, 9 Jubilee Terrace, Shaw Lane, Stoke Prior. Three bedroom mid terraced house adjoining a 'private towpath' on the offside edge, with possible potential for a teeny tiny mooring on the Wocester and Birmingham Canal.

£290,000 87 Torc Avenue, Amington, B77 3ER, C20 detached house with a long stretch of garden adjoining the offside bank of the Coventry Canal. There is clear potential for mooring subject to CRT approval, but as with many canalside properties it looks as if the CRT has retained a strip of land on the bank. (Taylor Cole).

(Mark Webster).

£285,000, Lower Cambridge Street, Loughborough, Leicestershire, LE11. Three bedroom end of terrace house backing onto the canal with a reasonable length mooring on the Grand Union Canal with potential for renewal subject to application.

£285,000 Old Eaton Road, Rugeley. Four bedroom semi detached house backing onto the Trent and Mersey Canal offside edge. Looks as it there may be potential for a short mooring.

£280,000, Northwick Terrace, Bilston. Med terraced townhouse with views to the front over the Bradley Arm Canal.

£280,000, 42 Barrow Close, Walsall, WS9 9BS. A four bedroom townhouse fronting onto the offside bank of the Daw End Branch Canal. Just across the footpath to the front door, there's a small canalside garden which is separated from the canal by a CRT owned strip of land. This ga isrden on a bend in the canal, so in my opinion a even a short mooring here is rather unlikely. However, it might be suitable for paddlers who want to launch from the garden. (Connells).

£275,000, Calley Close, Tipton, DY4. (Paul Dubberley). Canal views to the front.

£275,000, Camborne Close, Congleton. Three bedroom semi-detached house. It looks as if this has good views  over the Macclesfield Canal to the rear, over a neighbouring garden.

£275,000, Electric Wharf, Coventry, CV1 4HA. Three bedroom tenanted townhouse with a balcony overlooking the approach to the Coventry Canal Basin.

£275,000, 59 Tamworth Road, Amington, B77 3BS, although at first glance it looks detached, this is actually a C20 semi-detached house, with a long narrow garden split in two by the drive to the property on its left. The rear section of garden backs onto the Coventry Canal. There is clear potential for a short mooring subject to CRT approval, but the garden is separated from the canal bank by two strips of land, the title of which would need to be checked. (Purple Bricks).

£275,000. Shirbourne, Kingsbury Road, Minworth, West Midlands, B76. A three bedroom sem-detached house backing onto the towpath of the Birmingham and Fazeley Canal. No mooring. (Dixons).

The canal narrows a bit here, but there may still be some potential for a mooring subject to CRT approval. If not, Shobnall Marina is a short walk away. This house in a very pleasant cul-de-sac. The only negative is that there's just a bit of road noise here from the A38. (Nicholas Humphreys).

£245,000 103 Tamworth Road, Amington, B77 3BY, 1920-30s semi with a garden backing onto the offside edge of the Coventry Canal. Potential for a really tiny mooring! (Hunters).

£240,000 42 Kingsmead, Stretton, Burton-on-Trent, DE13 0FQ. This four bedroom townhouse is set in a cul-de-sac. It is set side on to the Trent and Mersey Canal, and although it is one house away from the canal, it enjoys good views, if somewhat urban, over the canal. As with many properties in Burton, the A38 is not far away, so there may be some road noise. However, there are lots of trees between the road and the estate. There is a small bridge nearby but it is closed to traffic so overall this should be a fairly quiet spot. (Crew Partnership).

£227,500 Plot 115, Tolsons Mill, Lichfield Street, Fazeley, B78, mews house, views from living room and main bedroom over Birmingham and Fazeley Canal, no mooring (Bairstow Eves).

£200,000 69 Silver St, Brownhills, WS8 6ER, is a two bedroom semi-detached house overlooking the Wyrley and Essington Canal to the front. This is a fairly busy residential through road, but the open view of the canal with Clayhanger Common opposite is a huge bonus! (Lovett & Co).

£190,000, Elliotts Road, Tipton. Two bedroom detached bungalow with canal views across the road onto the Birmingham Canal Old Main Line.

£190,000 3 Fog Cottages, Moor Lane, Tamworth, B77 3AS, mid terraced railway cottage with a long garden leading down to the towpath of the Coventry Canal. It was built between 1884 and 1901. The Small Print
This post includes all the canalside properties I have found for sale in the Midlands and Mid Wales, from the Monty and the Llangollen in the west, to Nottingham and Leicester in the east, to Nantwich in the north, and to Worcester and Stratford upon Avon in the south. They're mainly houses, but I include land, development opportunities and businesses when I spot them, and a few apartments with a canal view. I publish these posts at least once a week, often more.
Please note that I am not selling most of these properties! My comments are based on estate agents’ details, perusal of google maps, historic OS maps, and title maps, and just occasionally a brief chat with the owner. My comments must not be relied upon when making decisions to view or buy. You should always confirm all details with your solicitor and the relevant estate agent.
